Action Properties has refurbished buildings as large as 110,000 square feet and as tall as five stories. The company has created a very strong operational team to execute the development and management of shopping centers. Action Properties has the resources to act as a general contractor (by doing the construction work with their own company) in order to control the cost, or by using a network of sub contractors. Action Properties does everything from site selection to financing, architect plans, and negotiating leases with national and regional tenants. Action Properties is also a member of the International Conference of Shopping Centers, and specializes in a special niche in redevelopment in small to mid-size markets. Our Team
A native of Yazoo City, MS, A.G. Helton, CCIM, is married and has three children and six grandchildren. An avid and active participant in community service, Helton has served as President of Manchester Academy school board, President of the Yazoo County 4-H Association, Secretary of the Deacon body of the Yazoo City First Baptist Church, and Board of Directors for the Yazoo County Chamber of Commerce. In 2008 he was awarded the “Spirit of Yazoo” award, from the Chamber of Commerce, for his unselfish acts of volunteerism, dedication to the community, exceptional leadership and devoted service to retail and industrial growth for Yazoo County. With over 28 years of experience in business, his first investments were in the food and retail business. He is the past president of the Premier Foods, Inc. He founded Action Properties, LLC in 2002 when he purchased the 40,000 sq. ft. Yazooville Shopping Center. Continuing his commercial property redevelopment for his hometown, he purchased the unoccupied local K-Mart building and turned it into a thriving shopping center. Action Properties has developed over 45 properties in 18 years in 14 states. Action Properties Team has delivered great sites, while meeting tenant expectations and deadlines. Cultivating relationships with tenants, whether national, regional or local, has been Action Properties strongest attribute.
Kennith Helton

Commonly known as “Father H” began working in foothills of Virginia on the farm and family General Store. He left the farming business after high school graduation and began his grocery career with Colonial Food Stores in Richmond Virginia. Kennith rose quickly to become the youngest store manager in the chain, in less than 24 months. He moved to Yazoo City, MS in 1964 and began working for the Lewis Grocery Company. Over the past 50 years, “Father H” has been the co-founder of Sunfoods LLC, Premier Foods, LLC, Party Time Ice LLC, Pit Stop Ice LLC, Rainbow LLC and Triple H Properties LLC. He is the Past co-owner of WJWS Radio LLC. He served on the Executive Board of Directors for BankPlus for the past 45 years. He is currently the co-founder and sits on the Board of Best Choice LLC, Maywood Food LLC, McDade Foods LLC. Past President of the Yazoo Civilian Club, past member of Chamber of Commerce and past president of Yazoo Shriners. Currently he is the Internal Advisor to Action Properties. He lives in Yazoo City and is a member of the First Baptist Church of Yazoo City.
Steve Phillips leads the construction side of our business and brings to Action Properties over 30 years of experience in the retail commercial real estate industry with a wide range of real estate and construction responsibilities and accomplishments. Steve spent most of his career on the corporate or tenant side of the business responsible for site selection, lease negotiations, market planning, property management, construction project management and design with regional chains in the retail, restaurant and supermarket sectors. As the Vice President of Real Estate and Construction for McAlister’s Deli, he led a team that developed over 250 fast casual restaurants in shopping centers, freestanding buildings and non-traditional locations and led a redesign of the restaurant environment and implemented the remodeling and conversion to the new design. Over the course of his career, he has worked extensively in both large and small markets across the eastern two-thirds of the U.S. Steve graduated from Mississippi State University with a Bachelor of Business Administration degree and earned his MBA at Millsaps College. While at MSU, he competed on the rifle shooting team earning All-SEC honors. He and his wife, Angela, are Mississippi natives with three children and members of St. Paul Catholic Church in Flowood. In any free time, you can find Steve and his family camping, hiking, shooting, or just about any activity that gets them outdoors.
Graham graduated from Mississippi State University in 2009 with a Bachelor of Business Administration degree in Real Estate and Mortgage Appraisal Financing. He joined the Action Properties team immediately upon graduation from Mississippi State University. Two months after graduation Graham obtained his broker’s license from the Mississippi Real Estate Commission. With a commitment of continuing his education, in 2012, he earned the Certified Commercial Investment Member designation by the CCIM Institute. He has spends the majority of his time and effort coordinating projects in multiple states with leasing, acquisition, dispositions as well as property maintenance. Graham’s leadership and professionalism is helping Action Properties to become a thriving competitor in the commercial real estate business. He goes above and beyond service and loyalty of working with people through the commercial real estate development and redevelopment of properties and investment opportunities. Graham is married to the former Jordan Dew of Eden, Mississippi and they have 3 children. He is a member of Pine Lake Church in Madison, MS. Graham is an avid sports fan and enjoys spending his free time at Mississippi State athletic events and spending time with his wife and kids.
